Evans Jones were appointed to submit a planning application with associated planning statement for the conversion of an old police station into 5 residential flats.
The application site was relatively constrained with limited opportunity for amenity space. There was also a desire from the Council to utilise part of the site for footpath upgrades. Evans Jones negotiated with the Council on these matters to ensure that a suitable level of onsite amenity space was provided along with accommodating space for footpath upgrades. To off-set to the land gifted to the Council, Evans Jones negotiated that no affordable housing contribution should be sought.
Evans Jones achieved planning permission under delegated authority for the client. Whilst there was an element of land gifted to the Council for the footpath works, this was easily off-set by the savings made on affordable housing contributions. This allowed for an acceptable development to come forward with clear public benefits.
